If you are not renewing your tenancy contact in Dubai, inform the landlord in writing 90 days prior to the expiry of the contract?
The tenant is responsible for notifying the landlord in writing at least 90 days before the tenancy agreement expires that he does not wish to renew the leasing agreement. The conditions for renewing a tenancy contract are laid forth in Articles 13 and 14 of Law No. 33 of 2008 regarding “Amending some provisions of Law No. 26 of 2007 Regulating Relationship Between Landlords & Tenants in the Emirate of Dubai” (the “Rental Law”).
Further, according to Article 14 of the aforementioned legislation, “Unless both parties have agreed otherwise, if either party of the tenancy contract wishes to amend any of its conditions pursuant to Article 13 of this law, he must notify the other party not less than 90 days prior to the expiry date.” Accordingly, the aforementioned provision may be read as requiring one party to inform the other of the non-renewal of the tenancy agreement at least 90 days before the contract’s expiration date. If your contract specifies a one-month notice period, you have clearly complied with it. But you didn’t give the landlord a 90-day notice.
